On May 30th thru June 1st, there was community wide tree trimming. We want to thank you for your patience and cooperation. The board feels the vendor did a great job! Additionally, the Board and I have concluded our final walk through and found maybe a half a dozen trees that either need a little more or somehow got missed.
The vendor will be on property THIS WEEK - Wednesday/Thursday (June 12th / 13th) to conclude and finish up. They are asking if anyone has any area(s) that may have been missed or you are worried about - this pertains to any tree over 10ft tall. If so, please reach out to the Property Manager immediately TCSayles@AmeriTechMail.com or if you can only call, please call Markus at extension 243. Please give the unit number, the location of the tree and what you would like done. Please keep in mind that what you want done and what may happen will be based on the professional advice of the Certified Arborist, as we cannot violate any laws. There is only so much you can cut from a tree.

Dear Covered Bridge Residents,
This is a reminder that TOMORROW, Saturday April 6th starting at 8AM, the highlighted RED section in the picture on the East Side will be CLOSED to traffic (right between homes 3368E, 3372E, 3371E & 3367E). The street will be ripped up for potentially 4 DAYS - weather permitting. You will need to drive around to enter and exit at the West gate if you live on the South Side of this area. Other residents on the North side of this area can continue in and out the East gate.
If you are unable to get into your driveway, then you may park in the Guest Parking during this time. All other residents, DO NOT USE GUEST PARKING so your neighbors who are personally impacted can use Guest Parking. (I am asking those homeowners of the above 4 addressed if you have any problems with Guest Parking to park to call the EMERGENCY LINE 727.726.8000 and report it so it can be taken care of immediately.)
Cones will be put up to block the flow of traffic. Also be aware as there will be big equipment on the street. Please be mindful and careful around the construction.
We appreciate your patience and understanding while we fix this leak and are very sorry for any inconvenience this has caused you.

COMMUNITY WIDE WATER SHUT OFF Tuesday Oct 10th, 2023 between 9AM - 4PM
Shut off will begin at 9am and could last until 4pm. At this point, it is only scheduled for ONE day, but could be TWO. This is work that needs to be done on the community's pipes and cannot be avoided. We apologize for any inconvenience, please make necessary arrangements.
Also, if you have guests or renters in your home, it is your responsibility to alert them.

The board is thrilled to report that as of today, after our walk-through inspection, the east side drainage project has been completed! There are a few small things to be rectified, and the sod will be rolled in the coming days, but otherwise we are satisfied with the work completed to date.
However, please refrain from walking, planting, or doing anything on the newly laid sod, until it has had a chance to take root. This was a costly portion of the project, and it is important that it grows as expected.
We want to thank all our residents for their patience and cooperation throughout the last 4 weeks, the weather sure helped us all out, and thankfully our team was able to finish this project 2 weeks ahead of schedule.
We also want to acknowledge the extra efforts made by our newest board member, Cesar Romero. His almost daily on-site, and hands-on efforts to work, and communicate with the crews and foremen on the project proved to be very helpful to keep them on task, and identify any potential issues that a homeowner would have. His work experience and ability to speak in their language(s) proved vital. Thank you, Cesar!
Guest parking on both sides will be 100% open as of Saturday, once the last of the equipment and materials have been removed.

East side project is nearing completion, but don't fret about the standing water this morning, and possibly this weekend. Fabric is still covering the inlets for the drains, as we have yet to lay all of the sod.
We expect to be completed by the end of next week, with a final inspection pending for Friday. Thanks again for all your patience throughout this much-needed project!

The project is moving faster than expected, thankfully the rains are holding off for now. Can't say if we'll be done early or not, but we hope the pace can continue.
Looks like we are over halfway with the digging and pipe installation from the north-end down mid-way. Sod is going to be ordered and scheduled for installation, but we need to secure irrigation before laying sod, as it needs to be watered.

Per the letters we've all received by now, the East Side project will be starting next Tuesday, fresh off the Memorial Day weekend! Please remember that East side parking is CLOSED and West side is for guests only. Resident vehicles parked on the street or in the guest parking will be subject to being towed.

Dear Covered Bridge Owners & Residents,
Beginning Tuesday, May 30th, Covered Bridge will be starting the drainage project in the common areas, from north to south behind the far east side units. The project is necessary to alleviate the excessive water that is collected in these areas which was not properly engineered at the initial construction of the community. The units on the retention pond side will not be affected by this project. Below are some details and pertinent information that should help everyone understand what is necessary to complete this project quickly and efficiently. We appreciate your cooperation over the timeline, which we expect to be approx. 6 to 8 weeks.
Will my plants & trees between buildings and behind my patio be in jeopardy?
Construction will take all the precautions necessary to save all plants, trees, and shrubs. However, anything in the common areas is subject to damage and/or removal to ensure the success of the project.
Can I move my plants somewhere?
No, please leave everything as-is. We don’t want common area plants and shrubs being moved by homeowners. The board will do what they can to replace any major loss.
What about the grass?
All grass will be replaced upon completion of that section. We expect to use Citra Blue sod (if available), as it is both drought and shade friendly.
Will my unit be subject to any potential damage?
No, work will be performed clear of buildings and patios. Construction will be taking video of all buildings and areas prior to construction, so there is a record of any issues prior to working. A/C lines and other utilities will not be affected by the construction.
How disruptive will this be?
The entire project is planned in stages, and the job will progress from building to building as the team works their way either north or south. The main access point will see the most activity and traffic. The common areas between other units will be less affected. Expect to see crew members and materials being moved, equipment running, and a lot of digging and hauling during working hours. While it will be messy, loud, and inconvenient, the goal is to complete it as soon as possible and minimize the inconvenience.
What about the downspouts from the buildings?
The downspouts will be tied directly into the underground drains, eliminating the runoff to the grassy areas. The underground drains are connected to the main drains that carry the runoff to the retention pond.
How are we paying for this, and the other 2 projects we’ve completed this year?
The retention pond (swale), the south end wall rebuild, and this current project are currently funded using deferred maintenance funds. However, the board acknowledges that using these funds will result in less reserve for future roofing and gutter projects. The pool resurfacing and related spending were funded separately for that specific purpose. The board has not discussed the potential for any special assessments for these projects at this time.
How am I supposed to park if I can’t use guest parking?
Residents can get creative with aligning their cars in driveways and garages. Streets must remain clear for emergency vehicles, vendors, garbage trucks, etc. Please respect your neighbors and community traffic. You can also coordinate with out-of-state/country neighbors to share parking spaces if needed. Guests should not park on the street; they should use designated guest parking spaces or risk being towed. Exit gates must also remain clear from parked cars.
We understand that this project is inconvenient, and we empathize with all residents impacted by this over the next couple of months. Please visit the webpage for weekly updates on the project progress. We expect the benefits of this work to provide the east side residents with a much richer and beneficial back area, as well as routing rainwater properly to the retention pond.
